Land Registry Fees are payable to register the property in your name. The Land Registry do vary these from time to time however these are correct at the time of this estimate. We do have online access to the Land Registry portal so can upload the application.

If your transaction is one where we have to send by post the fees will be higher eg a new build property

Search Fees: Where you are purchasing with a mortgage, your lender will insist on certain searches being carried out and we will report to you on the results. These include a Local, Drainage, Chancel and Environmental Search. Certain areas may also require a coal mining search and you will be advised if this is necessary. Our fees include an administration charge for organising the searches.

Stamp Duty is a government tax and is payable for all purchases over £125,000 at the following rates:

4 Bank Transfer Fee: This fee is to cover the bank’s charges and also any administration costs of this firm in sending funds electronically on completion.

The estimate covers all conventional work associated with the transfer of the whole of the property. Additional fees are payable for work outside the scope of the estimated work. These fees are payable even if the transaction does not proceed. It may be you are buying a newbuild or the property you are selling is unregistered for example.

In particular if there is less than seven working days between exchange and completion we will charge and additional £180 plus VAT to take account of the extra work involved in expediting the post exchange work.

VAT: VAT will be charged at the rate applicable on the date you are invoiced.
